East Greeley buyers have more room, but well-priced homes still move
The one fact that changes what you should do right now: East Greeley had 4.5 months of supply in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is enough inventory to give buyers real options. It also means sellers cannot price loosely and expect the market to bail them out.
The Real Estate Data Aggregator counted 135 homes for sale in ZIP 80631 during those three months. That is 12.5% more than the same period a year ago. Buyers have more to look at. That is a real shift.
At the same time, Realtor.com reported that mortgage rates topped 7% in September 2026. More choices and higher borrowing costs together mean buyers are being careful. They have the time to be.
Fewer sales, but prices held steady
The Real Estate Data Aggregator counted 92 homes sold in East Greeley during the three months ending August 31, 2026. That is down 15.6% from the same period in 2025. Fewer closings happened, but the median sale price still came in at $372,500, up 2.1% year over year. Prices dipped a little in some parts of the country, but East Greeley held its own.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. East Greeley's 2.1% gain tracks closely with that national picture.
Well-priced homes are not sitting around
Here is the part that surprises people. Even with more inventory, the Real Estate Data Aggregator found that 45.4% of East Greeley homes went under contract within two weeks of listing. That share is up 6.9 points from a year ago. Nearly half of homes are moving fast. The ones that are not tend to be the ones priced or presented poorly.
The Real Estate Data Aggregator also found that 26.1% of homes sold above list price during those three months. That is up 5 points from a year ago. More than 1 in 4 homes still drew competing interest. The average sale-to-list ratio came in at 99.2%, up 0.2 points. Sellers who priced well were not leaving much on the table.
What this means if you are buying
You have more homes to compare than you did a year ago. The Real Estate Data Aggregator counted 135 new listings in the three months ending August 31, 2026, up 0.7% from a year before. You also have a little more time. The median home took 47 days to sell, 6 days shorter than a year ago, but still long enough to think clearly.
That said, do not assume every home will wait for you. The ones priced right are still moving in under two weeks. Know what you want before you find it.
What this means if you are selling
Buyers have 135 homes to look at. If yours is priced too high, they will move on without much hesitation. The 92 closings the Real Estate Data Aggregator counted, down 15.6% from a year ago, tell you that not every listing found a buyer. The ones that did were priced and presented to compete.
Pending sales in East Greeley came in at 97 for the period, down 6.7% from a year ago. Demand is still there. It is just more selective.
- East Greeley has more inventory and rates above 7%, so buyers have room to compare and negotiate.
- But well-priced homes are still going under contract fast, and prices are up slightly year over year.
- Pricing and presentation are doing more work than they did a year ago.
One more thing worth saying: ZIP code numbers tell part of the story. One street in East Greeley can read very differently from the ZIP as a whole. The home next door, the condition, the price point, all of it matters at that level.
