Loveland sales jumped even as prices eased a little

The biggest story from the three months ending August 31, 2026 is this: demand in Loveland is real, but it is not pushing prices up. The Real Estate Data Aggregator counted 490 homes sold across Loveland, up 22.2% from the same period in 2025. Yet median prices dipped in both ZIP codes. More buyers showed up, and they still got a little off the asking price.

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Loveland did not follow that script. Prices here actually eased. That gap is worth understanding if you are pricing a home or making an offer.

The Real Estate Data Aggregator shows 80537 had a slightly higher median sale price at $515,000, down 1.2% from 2025. ZIP 80538 came in at $505,350, down 2.8%. Neither drop is dramatic, but both are real. Sellers who price as if it is still 2025 are likely to sit longer.

Homes are taking a little longer to sell than they did a year ago in both ZIP codes. That is not a crisis, but it does mean buyers have time to think. The Real Estate Data Aggregator also counted 470 pending sales across Loveland, up 13% from 2025. The pipeline is healthy.

Homes in 80538 sold at 98.9% of list price on average, according to the Real Estate Data Aggregator. In 80537, that number was 98.3%. Both are down a little from 2025. That small gap between asking and selling price is where negotiation lives. It is not a buyer's market, but there is room.

Fewer homes are selling above list

The Real Estate Data Aggregator shows only 13.9% of homes in 80538 sold above list price, down 4.8 points from a year ago. In 80537, it was 12.9%, down 7.1 points. Bidding wars are not the story here. Sharp pricing is.

More homes came to market this summer. The Real Estate Data Aggregator counted 548 new listings across Loveland, up 7.5% from 2025. But total homes for sale dropped 5.2%, to 514. That means homes that are priced right are being absorbed. The ones sitting are likely priced wrong.

The national backdrop

The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Loveland's slight price dip runs against that national trend. Realtor.com also noted that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That pattern fits what we are seeing locally: more sellers are adjusting to where buyers actually are.

In short
  1. Loveland saw a real jump in sales through the three months ending August 31, 2026. Demand is there.
  2. But prices eased a little in both ZIP codes, days on market ticked up, and fewer homes sold above list.
  3. For sellers, that means pricing accurately from day one matters more than it did a year ago.
  4. For buyers, there is a little more room to negotiate than the headlines might suggest.

One more thing worth saying: the numbers above cover whole ZIP codes. One street, one neighborhood, or one price range can read very differently from the ZIP code average. If you want to know what is happening right where your home sits, that is a different conversation.
