Loveland sellers still need to price carefully

By Christopher Fry | Realtor

Here is the one thing every Loveland seller should know right now: buyers are still buying, but they are not overpaying. The Real Estate Data Aggregator counted 490 homes sold across Loveland in the three months ending August 31, 2026, up 22.2% from the same period a year before. That is real demand. But the share of homes selling above list price has dropped in both ZIP codes, and prices are a little softer than last year. The market rewards sellers who price honestly from the start.

What the numbers say about both sides of Loveland

In 80538, the Real Estate Data Aggregator shows the average home closed at 98.9% of its list price. In 80537, it was 98.3%. Neither number is bad. But both are down from a year ago, by 0.4 points in 80538 and 0.5 points in 80537. A seller who prices a little high is not just leaving money on the table. They are risking a longer sit and a price cut later.

Fewer homes are selling above list

A year ago, roughly 1 in 5 homes in 80537 sold above list. The Real Estate Data Aggregator shows that is now closer to 1 in 8. In 80538 the drop is smaller, but it still moved in the same direction. Nationally, Realtor.com reported that 20.8% of all listings took a price cut in September, the highest share since October 2022. Loveland is not immune to that pressure.

Prices dipped a little, but sales volume jumped

Prices are down modestly in both ZIP codes compared with last summer. That is a small, honest admission worth making. But 490 homes sold in three months is a lot of activity. Buyers are out there. They are just more careful about what they will pay, and the data backs that up.

Homes are taking a little longer to sell

Fifty-four to 61 days is not alarming. But both figures crept up from last year. A home that is priced right and prepared well can still go under contract quickly. The Real Estate Data Aggregator shows 34.2% of homes in 80537 went under contract within two weeks of listing, and 32.5% did the same in 80538. That means roughly 1 in 3 well-positioned homes is still moving fast.

Supply is tighter, but rates are not helping buyers

Inventory in Loveland actually shrank a little compared with last year. That would normally push prices up. But Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, and Fannie Mae, as reported by CNBC, is forecasting a 30-year fixed rate of 7.4% through the end of 2026. Rates that high put a ceiling on what buyers can comfortably spend. That is why tight supply has not translated into higher prices this cycle.

What this means if you are selling

The Real Estate Data Aggregator counted 548 new listings across Loveland in the three months ending August 31, 2026, up 7.5% from a year ago. More competition is coming onto the market. Buyers have options. A home that is overpriced will sit while correctly priced homes move. The gap between a sale at 98.9% of list and one that needs a price cut after 90 days is almost always the opening number.

Preparation matters just as much as price. Professional photos, clean presentation, and a strategy built around what comparable homes actually sold for, not what you hope buyers will pay, are what separate a smooth sale from a frustrating one.

What this means if you are buying

Pending sales across Loveland rose 13% from a year ago, according to the Real Estate Data Aggregator. Buyers are active. But with rates above 7%, every dollar of purchase price matters. Homes that are priced well are still drawing offers quickly. Homes that are not are sitting, and some of those will eventually come down. Knowing the difference between the two is where a good agent earns their keep.

In short
  1. Loveland is not a slow market.
  2. The Real Estate Data Aggregator counted 490 sales in three months, up 22.2% from a year ago.
  3. But prices dipped slightly in both ZIP codes, fewer homes are selling above list, and buyers with 7%-plus rates are not stretching for an optimistic ask.
  4. Sellers who price honestly and prepare well can still close strong.
  5. Those who do not are giving buyers a reason to wait.

One more thing worth saying: the numbers above cover all of 80537 and 80538. One street can read very differently from the whole ZIP code. A home near the lake, on a larger lot, or in a specific neighborhood may have its own story. The aggregate is a starting point, not a final answer.
