More Windsor homes are hitting the market, but buyers are still moving
More homes for sale does not always mean buyers are pulling back. In Windsor, both things moved up at the same time. The Real Estate Data Aggregator counted 378 new listings in ZIP 80550 over the three months ending August 31, 2026, up 7.4% from the same months in 2025. Pending sales came in at 330, up 5.1% over the same stretch. Buyers have more to look at, and they are still writing contracts.
The median sale price in Windsor landed at $585,000 for those three months, according to the Real Estate Data Aggregator. That is up 5.1% from the same period in 2025. The Federal Housing Finance Agency reported U.S. house prices rose just 2.6% over the year ending in July 2026. Windsor is outpacing the national number by a meaningful amount.
Homes are selling faster, even with more competition
The Real Estate Data Aggregator shows the median home in Windsor sat on the market 61 days, which is 10 days shorter than the same period last year. That is a real improvement. Nearly 1 in 4 homes, 24.2% to be exact, went under contract within two weeks of listing. That share is up 1.9 points from a year ago. Well-priced homes are not waiting around.
What more listings actually mean for sellers
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. More supply nationally also means more comparison shopping. In Windsor, months of supply sits at 4 months per the Real Estate Data Aggregator, which is actually down 0.3 months from a year ago. That is a balanced market leaning slightly toward sellers, not a glut.
Still, the share of Windsor homes that sold above list price dropped to 11.5%, down 4.5 points from a year ago. And the average sale-to-list ratio came in at 99%, down 0.1 points. Those are small moves, but they signal that buyers have a little more room to negotiate than they did last year. Pricing right from the start matters more when shoppers have more homes to compare.
The national rate picture is worth knowing
Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That adds real cost for buyers. CNBC noted that a monthly payment on a median-priced home now takes up roughly 33% of a median family's income, compared with 26% in 2022. Buyers are feeling that. It is part of why presentation and pricing in Windsor carry more weight than they did two or three years ago.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Windsor's own numbers look steadier than that national figure, but it is a reminder that overpriced homes are sitting in every market right now.
- Windsor's market over the three months ending August 31, 2026 is balanced and moving.
- Prices are up, homes are selling faster, and pending sales are rising.
- More listings give buyers choices, which means sellers need to price sharply and show well.
- The fundamentals here are solid, but the days of any price sticking are behind us.
One more thing worth saying: these numbers cover all of ZIP 80550. One street, one subdivision, or one price range can read very differently from the ZIP code as a whole. What is true for Windsor overall may not be exactly what is true for your home.
