Timnath moved faster this summer, even with rates above 7%
Rates climbed above 7% for the first time since January 2025, according to Realtor.com. That would normally slow things down. In Timnath, it did not.
The Real Estate Data Aggregator counted 97 homes sold in ZIP 80547 in the three months ending August 31, 2026. That is up 26% from the same three months in 2025. More sales, not fewer, in a higher-rate environment.
Homes are selling faster
The Real Estate Data Aggregator put the median days on market at 68 days in ZIP 80547. That is 16 days shorter than the same period last year. Homes are not flying off the shelf, but they are moving with more purpose than a year ago.
Nearly 3 in 10 Timnath homes, 28.9% to be exact, went under contract within two weeks of listing. That share is up 14.6 points from a year before, according to the Real Estate Data Aggregator. Priced and presented well, the right home is still attracting quick decisions.
Less inventory is part of the story
The Real Estate Data Aggregator counted 106 homes for sale in ZIP 80547 during the period. That is down 20.3% from a year before. Fewer choices for buyers means well-priced homes face less competition on the shelf.
New listings also slipped. The Real Estate Data Aggregator recorded 86 new listings, down 3.4% from the same three months in 2025. Sellers who do list are finding a more active pool of buyers than the rate headlines might suggest.
Prices held steady
The Real Estate Data Aggregator put the median sale price at $719,900 in ZIP 80547. That is up 2.8% from a year before. Modest growth, but growth. Prices did not give ground despite higher rates.
Sellers got 98.9% of their list price on average, according to the Real Estate Data Aggregator. That number was unchanged from a year before. Buyers are negotiating, but not by much.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Timnath's 2.8% gain tracks closely with that national figure, which puts local price growth in a reasonable context.
What this means if you are selling
Serious buyers are still out there. The 26% jump in sales tells you that. But with 3.4 months of supply in the market, according to the Real Estate Data Aggregator, you are not in a position to overprice and wait. Pricing sharp and presenting well is what separates homes that sell in two weeks from those that sit.
Nationally, Realtor.com reported that 20.8% of listings took price cuts in September 2026, the highest share since October 2022. Timnath is not immune to that pressure. The homes that avoided a cut were the ones priced right from day one.
What this means if you are buying
Rates above 7%, per Realtor.com, are real. CNBC reported that a monthly payment on a median-priced home now takes about 33% of a median family's income, up from 26% in 2022. That is a real cost increase, and it is worth factoring into your budget honestly.
That said, 68 days is the median in Timnath, not the minimum. Some homes move in two weeks. If you find the right one, being prepared to move matters. Get your financing in order before you start looking, not after.

- One street can read very differently from the ZIP code as a whole, so the numbers above are the starting point, not the whole answer.
