West Greeley prices eased, but sellers still have to get the price right
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% year over year through July 2026. West Greeley moved the other direction. The Real Estate Data Aggregator put the median sale price in ZIP 80634 at $435,000 for the three months ending August 31, 2026. That is down 3.3% from the same months in 2025. National headlines do not set your list price. Local sales do.
That 3.3% dip is not a sign that buyers have left. The Real Estate Data Aggregator counted 273 homes sold here in that same period, up 0.7% from a year before. Buyers are active. They are just not paying whatever number a seller picks.
Homes are sitting longer, but the right price still moves
The Real Estate Data Aggregator shows the median home in West Greeley spent 60 days on market, five days longer than the same stretch last year. That extra time matters. It usually means the first price was not quite right. At 99.4% sale to list, homes that did sell came very close to asking. But getting there took longer.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest September share since 2018. West Greeley is not immune to that pressure. Pricing accurately from the start avoids the cut and the extra days.
Nearly 1 in 4 homes sold above list price
Here is the part that surprises people. The Real Estate Data Aggregator found that 23.8% of West Greeley homes sold above list price in the three months ending August 31, 2026. That share is up 7.2 points from a year before. So while the median price eased, well-priced homes still drew competition. The market is not soft across the board. It is selective.
Fewer new listings, but buyers are still moving carefully
The Real Estate Data Aggregator counted 319 new listings in West Greeley during the period, down 10.9% from a year before. Fewer sellers came to market. Even so, pending sales slipped 8.8% to 271 homes. Buyers have not disappeared, but they are taking their time. CNBC reported that a mortgage payment on a median-priced U.S. home now takes up roughly 33% of a median family's income, compared with 26% in 2022. That affordability squeeze is real, and it shapes how buyers think about price.
What this means if you are thinking about selling
The Real Estate Data Aggregator shows 341 homes for sale in West Greeley during the period, down 3.9% from a year before. Supply is not overwhelming. But with 3.8 months of supply and a median that slipped 3.3%, buyers have enough choices to walk away from an overpriced home. The homes that sold above list price got there because they were priced to attract competition, not priced to leave room to negotiate.
Only 26.9% of West Greeley homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is down 1.4 points from a year before. Speed is not guaranteed. Preparation and pricing are the two things a seller can actually control.
- West Greeley buyers are active and 273 homes sold in three months.
- But the median price slipped 3.3% while homes sat 60 days on average.
- The sellers who beat list price priced it right from the start.
- That is the whole story.
