Windsor sellers still need to price carefully

Here is the one thing Windsor homeowners need to know right now. Only 11.5% of homes sold above list price in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That share is down 4.5 points from the same period a year ago. Buyers are active, but they are not handing out bonus money the way they used to.

Nationally, Realtor.com reported that 20.8% of listings had price cuts in September 2026, the highest share since October 2022. Windsor is not in that kind of trouble. But the local numbers still tell a clear story: price too high and you will sit.

The market is moving, just not in every direction at once

The Real Estate Data Aggregator counted 330 pending sales in Windsor's 80550 ZIP code for the three months ending August 31, 2026. That is up 5.1% from the same period in 2025. Demand is real. Homes are going under contract. The market is not stalled.

At the same time, the Real Estate Data Aggregator shows 304 homes sold in that same period, down just 1% from a year ago. The median sale price came in at $585,000, up 5.1% year over year. So prices are still moving up, and sales volume is holding nearly steady.

Homes are selling faster, but not because buyers are desperate

The Real Estate Data Aggregator shows the median days on market dropped to 61 days, which is 10 days shorter than a year ago. That is a real improvement. But the average sale-to-list ratio sits at 99%, down 0.1 points from 2025. Sellers are getting close to their asking price, just not over it.

The share of homes that went under contract within two weeks of listing was 24.2%, up 1.9 points from a year ago, per the Real Estate Data Aggregator. So well-priced homes are still moving quickly. The ones that are not priced well are the ones sitting for 61 days or longer.

More listings are coming, and buyers know it

The Real Estate Data Aggregator counted 378 new listings in Windsor's 80550 ZIP code over those three months, up 7.4% from 2025. Inventory is still down 8.1% year over year at 397 homes for sale, but the direction is toward more supply, not less. Buyers have more to look at than they did a year ago.

That context matters for pricing. When a buyer has more choices, a home that is priced even a little high gets skipped. The Federal Housing Finance Agency reported U.S. home prices rose just 2.4% year over year through August 2026. Windsor's 5.1% gain is well above that, which is good news. But it also means there is not much room to price ahead of the market and expect a buyer to close the gap.

What this means if you are selling

The market in Windsor is not broken. Prices are up. Days on market are shorter. Pending sales are growing. But only about 1 in 9 homes is selling above list price, and that share is falling. That tells you buyers are paying fair value, not fighting over homes.

If you price at market from the start, the data says you have a real chance of going under contract in two weeks. If you price above market hoping to negotiate down, the 61-day median suggests you will wait, and possibly cut the price anyway.

What this means if you are buying

Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That is a real cost. But with 4 months of supply in Windsor and only 11.5% of homes selling above list, you have more negotiating room than buyers did a year or two ago. You do not need to panic-offer. You do need to be ready when the right home is priced right.

In short
  1. Windsor's market is active and prices are up 5.1% year over year, per the Real Estate Data Aggregator.
  2. But buyers are not overpaying.
  3. Sellers who price at market are going under contract in two weeks.
  4. Those who price above it are waiting.
  5. The difference between those two outcomes is mostly the asking price on day one.

One more thing worth saying: these numbers cover all of Windsor's 80550 ZIP code. One street, one subdivision, or one price range can read very differently from the ZIP as a whole. What is true on average may not be what is true for your specific home.
