North Fort Collins is moving faster, even with fewer sales
The one number that changes what sellers and buyers should expect right now: 32.9% of North Fort Collins homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That share is up 4.2 points from the same period last year. Good homes are still moving quickly, even with rates where they are.
Redfin reported the weekly average mortgage rate hit 7.4% on October 8, a 3-year high. Nationally, that has slowed things down. In North Fort Collins, the best-priced listings are still finding buyers fast.
Prices are up, even as sales slow
The Real Estate Data Aggregator counted 164 homes sold in ZIP 80524 during the three months ending August 31, 2026. That is down 7.3% from the same months in 2025. Fewer sales, but the median sale price still rose 7.1% year over year to $593,366. The Federal Housing Finance Agency put U.S. home prices up just 2.6% over the same stretch. North Fort Collins outpaced the national number by a wide margin.
Less inventory is keeping the market tighter than it looks
The Real Estate Data Aggregator recorded 236 homes for sale in ZIP 80524 during the three months ending August 31, 2026. That is down 18.1% from a year ago. New listings fell 21.9% over the same stretch, to 200. With supply shrinking and the median days on market dropping 8 days year over year to 54, this is not a slow market. It is a smaller one.
What about homes that sold over asking?
The Real Estate Data Aggregator shows 15.9% of homes in ZIP 80524 sold above list price during the three months ending August 31, 2026. That is down 3.9 points from last year. So bidding wars are less common than they were. Still, sellers are closing at 98.9% of list on average, and that number has not moved in a year. Pricing right still matters more than hoping for a war.
Nationally, Realtor.com reported price cuts hit 4-year highs in September 2026. That is the U.S. picture. North Fort Collins is holding closer to list than most markets.
The national backdrop
Redfin reported that 41 of the 50 most populous U.S. metro areas are now buyer's markets, and that sellers outnumber buyers nationally by 63%. The median U.S. home-sale price rose just 0.5% year over year, Redfin said, and the median asking price fell 0.3%, the first decline since March. North Fort Collins is not following that script. A 7.1% price gain and a tighter supply picture set it apart from the national trend, at least through August 31, 2026.
- North Fort Collins saw fewer sales and fewer listings in the three months ending August 31, 2026, but homes moved faster and prices rose 7.1% year over year, per the Real Estate Data Aggregator.
