Windsor prices are still rising, but buyers are pushing back on list prices
Windsor home values have held up well. The Real Estate Data Aggregator counted 304 homes sold in ZIP 80550 during the three months ending August 31, 2026, with a median sale price of $585,000. That is up 5.1% from the same period a year ago. For context, the Federal Housing Finance Agency reported U.S. prices rose 2.6% from July 2025 to July 2026. Windsor is outpacing the national number.
But here is where it gets interesting. The average sale in Windsor closed at 99% of list price, according to the Real Estate Data Aggregator. That is down 0.1 points from a year ago. And only 11.5% of homes sold above list, down 4.5 points from the year before. Prices are up, but buyers are not chasing listings the way they were.
That 99% sale-to-list figure tells a clear story. Buyers are paying solid prices. They are just not offering over asking unless the home earns it. Sellers who price with a little cushion for negotiation are finding buyers. Sellers who price high and hope are sitting longer.
The market is moving, just not in a frenzy
Homes are selling faster than they were a year ago. The Real Estate Data Aggregator shows the median days on market dropped 10 days, down to 61. Pending sales rose 5.1% year over year, to 330. And 24.2% of homes went under contract within two weeks of listing, up 1.9 points from a year ago. So well-priced homes are still moving.
New listings rose 7.4% from a year ago, to 378. Homes for sale came in at 397, down 8.1% from last year. Supply sits at 4 months, down 0.3 months from a year ago. That is still a relatively balanced market, leaning slightly toward sellers. But it is not tight enough to push buyers into bidding wars.
What the national picture adds
Nationally, the backdrop is a little rougher. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. A separate report from Realtor.com showed 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Windsor is not immune to rate pressure, but the local numbers show more resilience than the national averages suggest.
Realtor.com also reported active listings topped 1.16 million homes nationally in September 2026. More supply nationally means buyers have options. That is part of why buyers here are more selective than they were a year or two ago.
What this means if you are selling
Values in Windsor have held up. That is good news. But with only 11.5% of homes selling above list, pricing still needs to be sharp. A home that is priced right and shows well is moving in about 61 days. One that is priced for the market of two years ago is sitting and likely taking a cut.
What this means if you are buying
You have more room to negotiate than buyers did a year ago. The average home is closing at 99% of list. That does not mean every seller will budge, but it does mean you do not have to offer over asking just to compete. Know what the comparable sales actually show, and make your offer based on that.
- Windsor prices are up 5.1% year over year, to a median of $585,000. Homes are selling faster than last year.
- But buyers are disciplined.
- Only 11.5% of homes sold above list, and the average sale closed at 99% of list.
- Price your home right, and it will sell.
- Price it high, and you will feel the pushback.
One more thing worth saying: these are ZIP code numbers. One street in Windsor can read very differently from the 80550 average. A neighborhood with newer builds, a strong HOA, or a different price range may be moving faster or slower than what you see here. The zip code is the starting point, not the whole story.
